Rental Valuations
Keystone Estates offer rental valuations and advice on buy to let properties.
We are aware that mortgage lenders often require rental valuations periodically during the term of the mortgage and we are happy to provide this service.
Alternatively if you are refinancing, an up to date rental valuation may be required for a finance appraisal.
We offer this service for a flat £50 charge, however if you choose to place your property on the market with Keystone Estates, when we let the property, this charge will be automatically deducted from our tenant finding fee.
Photographic Inventories
With the introduction of the Tenancy Deposit Scheme in April 2007 we have found that it is now more vital than ever to have a professional inventory prepared at the beginning of any new Tenancy to ensure damages or cleanliness issues can be easily identified and accounted for at the end of the Tenancy.
Keystone Estates employ a specific inventory company to carry out all their written Inventory reports. Each professionally prepared report is supported with high quality digital images and a walk through digital video presented on a DVD disc. Two copies are normally supplied; one for the tenant and one for the landlord but additional copies can be easily obtained if required.
Inventories can also be arranged for Landlords who have found their own Tenants independently or via another Agent.
Prices start from £80 and increase proportionately with the size of the property.

Investment Poperties
Keystone Estates utilise their specialist experience and knowledge in the property market to source investment properties from across the North East. There are also ever increasing options for worldwide investors who are either looking at investing in the UK or in other popular areas like Cape Verde. Each property is sourced depending on the client’s budget, return percentage margins or the area within which they wish to purchase. This can be an attractive option for buyers from outside the North East area and for those who are wanting to gain insider information and experience.
Once the property is sourced we can also undertake full [property refurbishments] and [project management] of any property conversion or refurbishment. We will also advise on minor redecoration requirements to help with finding tenants and will arrange to have this carried out both quickly and cost effectively.
Property sourcing prices depend on the customer’s particular requirements and typically start from 1% (min £350).

Property Insurance
The Landlord should ensure that there is adequate insurance cover for both the building and the contents left within a property. It is also essential that an insurance company is aware that the property is intended to be rented out.
Care should be taken with the cover arranged, as some companies will exclude certain types of Tenants in a property and will cease cover if the property is unoccupied for more than 30 days.
Failure to comply with restrictions may render any insurance policy invalid.
Keystone Estates can introduce you to companies who provide a specialist Landlords Buildings & Contents Insurance Policy. This will enable us to guide you through the insurance minefield and ensure that you are never caught out and are covered at all times.
It is the tenant’s responsibility for insuring their own possessions within any property, hence we always recommend that they arrange cover.
