Keystone Estates’ bespoke and friendly service ensures your property is rented quickly and efficiently. We maximise your property’s exposure to prospective tenants by not only advertising it ourselves, but also through a number of other regional agencies with which we have forged strong partnerships over the years and who we also consider to have a strong focus on customer service.

We boast the following benefits with our Tenant Finding service for Landlords :-

• Accompanied viewings (we want to use our experience and professionalism to ensure your property is let as quickly as possible)
• Out-of-hours viewings (including weekends)
• Free ‘To Let’ Boards and/or window display
• Your property advertised on our interactive website and ‘featured property’ section
• Property details advertised with other North East agents
• Advertisements in carefully targeted local publications including The Journal Homemaker, North East House Hunter and the Herald & Post
• Reference checks on all tenants
• Creation of Tenancy Agreement, Section 21, Lead Tenant form in triplicate and Standing orders for future rent payments
• Ensuring all documentation is signed correctly and witnessed
• Collection of first month’s rent and deposit (deposit normally equivalent to one month’s rent plus £50)
• Arrangement made for ongoing rent payments
• Forwarding of the 1st month’s rent less fees and deposit within 7 days of tenant moving into the property
• Arrangement can be made for the preparation of a comprehensive Photographic Inventory
• Arrangement for tenants’ deposits to be protected in accordance with a Government approved scheme.
• Forwarding the Deposit to the Landlord where they arrange protection of it themselves
• Arrangements made for EPCs, Gas certificates or HMO licences to be obtained in order to comply with regulatory requirements

To provide all the above our fee is only 50% of one month’s rent* and we do not add VAT to any of our fees.

We operate a No Let – No Fee policy so that If we do not find a Tenant then the Landlord does not pay any fees.
